Job Description Reporting to the Vice President, Real Estate, Facility Management and Corporate Operations, the Global Real Estate Sr Director is accountable for collaborating with global and regional business leaders as well as with FM/RE staff to define and deploy Real Estate and property strategies. They are accountable for leading the regional team to serve as an active Business Solution Partner for key stakeholders by establishing deep connections within regional leadership team and with country managers. This role participates in the development of organizational strategies to support the regional needs.
This role is responsible for directing all the real estate activities and serves as the senior real estate primary point of DePuy Synthes organization. Directs the regional team to translate business strategies into real estate strategies and ensure footprint strategies are integrated with the global planning strategy and processes, including collaboration with appropriate members of the RE/FM team. Leads the real estate team to proactively develop and align strategies to meet needs.
Key relationships include internal executives, leaders across R&D, Commercial and Supply Chain functions and Exec LT members as well as partners across FM, EHSS and GS. External partners include strategic partners and external industry groups (CoreNet, IAMC, etc.).
Major Duties & Responsibilities
End to End Operations Responsibilities: Responsible for leading an organization responsible and accountable for end to end footprint strategy and RE transaction management globally across ~150 real estate IDs / 6M sq. ft. Accountable for negotiating high impact real estate transactions (purchase and sale of real property, lease contracts, etc.) that meet DPS policies and country-specific requirements.
Global leadership and Governance: Accountable to shape, plan and deliver DPS global real estate strategy. This leader will govern Global Real Estate to deliver significant value while improving service levels and employee engagement. Develops strategies to reduce costs, generate cash and reduce the real estate footprint to achieve annual targets.
Executive Engagement: As owner of the global footprint strategy, direct engagement with Exec LT, DPS SC LT and other senior leads/functions
RE/FM Strategic Supply Management: As owner of RE/FM strategic supplier management drive cost effective and value creating partnerships with FM, RE and Global Security strategic suppliers. Directs the selection and management of external service providers in the day‑to‑day management of the portfolio including new lease requirements, renewals, subletting, lease surrenders, restoration issues, credit control and other property matters.
Global Property Servies, Workplace Experience and Space Planning: As owner, accountable to delivering standardized and consistent Real Estate and workplace planning activities that drive deep alignment with the cross functional leadership teams, FM leadership, and suppliers.
Expected to lead A&D across RE and FM.
Globally accountable to shape, plan, and deliver DPS's global real estate strategy to deliver value by aligning the company's real estate holding with it's business strategy. Direct and manage negotiations with purchasers, sellers, landlords, community groups and government organizations and agencies in order to accomplish stated real estate goals.
Responsible for global governance of DPS real estate strategic plans, projects and decisions
Influence and shape real estate investments and disposal programs
Lead A&D across RE and FM functions.
Establishes and manages the global external partner strategy, relationship and contract to execute Global Real Estate transactions.
Required Qualifications Minimum Education Requirement
Minimum of a Bachelor’s Degree in facilities management, engineering, business, operations management, etc., or equivalent required.
Professional Experience
Minimum of 10 years of relevant experience with experience in health care products is highly desired.
Minimum of 10 years managing large global teams.
Minimum 10 years of CRE / Facilities experience is required; managing a portfolio across multiple countries, inclusive of project delivery, real estate and facilities management.
Knowledge, Skills, And Abilities
Knowledge of operations management with some background in real estate, facilities management, and delivering capital projects in a complex footprint environment.
The demonstrated ability to influence without direct authority is essential.
Demonstrated experience of regional collaboration, completion of significant programs, and people development.
Insight-driven to uncover unmet needs. Translate these needs into viable solutions that create value.
Experience in working with and socializing strategies with executive leadership.
Experience managing large geographically dispersed teams.
Proven Leadership and ability to collaborate and influence cross functional business partners.
Experience in CRE, facilities and/or manufacturing.
People Management Experience
Candidates must have a minimum of 8 years of successfully managing people, including building and developing technical compliance teams.
Preferred Qualifications
Master’s degree in business, facilities management, engineering, etc. or equivalent, is preferred.
Certification in CFM, MCR, and/or SLCR is preferred.
Travel on the Job Yes, up to 30% domestically and internationally.

The anticipated base pay range for this position is: $178,000.00 - $307,050.00
