Maintenance Manager

Key Responsibilities
Preventive Maintenance & Facility Operations
Perform daily community walkthroughs (interior, exterior, and parking areas) to monitor safety and upkeep.
Develop and maintain a preventative maintenance program, including HVAC, plumbing, electrical, and life safety systems.
Maintain a Maintenance Log with all requested and completed work orders.
Oversee contracted services for elevators, landscaping, HVAC, pest control, and other operational vendors.
Ensure community grounds, entrances, and common areas remain clean, safe, and well‑maintained.
Safety, Compliance & Emergency Preparedness
Develop, implement, and train staff on fire safety, disaster response, and evacuation procedures per local regulations.
Conduct regular fire drills and maintain compliance records.
Maintain survey readiness by ensuring safety logs, systems testing, and compliance documentation are current.
Qualifications & Skills
High school diploma or equivalent.
Minimum 2 years of maintenance experience in a large community, preferably healthcare‑related.
Knowledge of OSHA, ADA, fire safety codes, and life safety regulations.
Ability to safely operate maintenance tools, cleaning equipment, and safety systems.
Ability to assist with resident evacuation and ensure environmental safety.
Excellent problem‑solving skills and flexibility to manage competing priorities.
Experience supervising maintenance teams or vendors.
Familiarity with state licensing surveys and readiness procedures.
