Job Description Summary
Greystar Seattle is expanding and seeks a Regional Property Manager to oversee and manage the performance and profitability of a portfolio of properties within a designated region. The role involves developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for owners.
Key Responsibilities
Ensure portfolio and individual communities meet operational, financial, and business performance goals through inspections, financial and market analysis, and action plans.
Collaborate with community managers and regional support leaders to enhance asset and team performance.
Own and implement local and national operational initiatives, championing change and ensuring adoption of updated protocols.
Manage budgets and meet or exceed financial targets.
Prepare and present regular performance, financial, and market trend reports to ownership and senior management.
Build positive tenant relationships and address concerns promptly.
Implement tenant retention programs to reduce turnover and vacancy rates.
Co‑operate with leasing teams to devise and execute marketing strategies and maintain optimal occupancy rates.
Oversee maintenance programs and ensure compliance with regulations.
Maintain property appearance and physical standards through inspections and coordinate capital requests as needed.
Plan preventative maintenance to extend asset life.
Stay current with local, state, and federal regulations affecting property management.
Ensure compliance with all relevant codes, laws, and regulations.
Identify and mitigate risks related to property management and secure appropriate insurance coverage.
Conduct market research and analysis to spot improvement opportunities and stay ahead of trends.
Basic Knowledge & Qualifications
Bachelor’s or Master’s degree in Business, Real Estate, or related fields.
Proven leadership experience managing diverse properties.
Proficiency in property‑management software (Yardi, Real Page, or similar) and standard office applications.
Strong financial acumen and analytical skills.
Excellent communication and team‑management abilities.
In‑depth knowledge of real‑estate laws, regulations, and market trends.
Ability to build and manage stakeholder relationships.
Minimum of 3 years relevant experience.
Specialized Skills
Real‑estate license required in specific markets; otherwise preferred.
Industry certifications (CPM, CAPS, CAM, etc.) preferred.
3rd‑party property‑management experience required.
Compensation & Benefits
Annual salary range: $120,000 – $150,000.
Base salary plus potential bonus programs (quarterly or weekly/monthly/quarterly depending on role).
