Job Description Summary
Responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region, developing and implementing effective property management strategies, ensuring tenant satisfaction, and optimizing financial returns.
Key Responsibilities
Ensure the portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing reports, and developing action plans.
Collaborate with community managers and regional support services leaders to improve asset and team performance.
Take ownership of and implement local and national operational initiatives, championing change and ensuring adoption of revised protocols.
Oversee and manage budgets to meet or exceed financial targets.
Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.
Foster positive relationships with tenants and address concerns promptly.
Implement tenant retention programs to minimize turnover and vacancy rates.
Collaborate with leasing teams to develop and implement effective marketing strategies and ensure optimal occupancy rates.
Oversee maintenance programs, ensuring properties are well-maintained and compliant with regulations.
Communicate concerns and requests for capital as needed to maintain properties at required standards.
Implement preventative maintenance plans to extend asset life.
Stay current with local, state, and federal regulations affecting property management.
Identify and mitigate potential risks and ensure appropriate insurance coverage.
Conduct market research and analysis to identify opportunities for property improvement and stay ahead of trends.
Qualifications
Bachelor’s or Master’s degree in Business, Real Estate, or related fields.
Proven experience in a leadership role managing diverse properties.
Proficiency in property management software (preferably Yardi and/or RealPage), word processing, spreadsheet, and database applications.
Strong financial acumen and analytical skills.
Excellent communication and team‑management skills.
In‑depth knowledge of real‑estate laws, regulations, and market trends.
Ability to create and manage stakeholder relationships.
Minimum 3 years of relevant experience.
Specialized Skills
Real‑estate license required in specific markets, otherwise preferred.
Industry certifications (CPM, CAPS, CAM, etc.) preferred.
Compensation
Base salary ($125,000–$135,000) plus bonus opportunities: quarterly or annual bonus for corporate positions, or weekly, monthly, or quarterly bonus for onsite property positions.
