Job Description
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

Schedule
Weekend availability required; on‑call required; Thursday‑Monday 9am‑6pm subject to change depending on business needs.

Qualifications & Requirements

1–2 years of property maintenance experience, with multi‑family housing experience required.

HVAC/EPA certification and mid‑rise experience preferred.

Valid driver’s license (if required for golf cart operation).

Essential Responsibilities

Complete assigned work orders from resident service requests and preventive maintenance, diagnosing problems and making repairs according to policies, procedures, safety standards, and code requirements.

Perform the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch list creation, vendor scheduling, supply procurement, completion of maintenance tasks, and final inspections.

Retrieve and return materials, supplies, equipment, and tools from the facility’s maintenance department, tracking inventory and notifying supervisors of re‑order needs.

Document and complete paperwork accurately and timely to ensure proper tracking of service requests.

Assist with grounds, common areas, and amenities maintenance: picking up trash, pressure‑washing, general cleaning, and painting as needed.

Support cost‑cutting and expense control by fixing rather than replacing parts, using materials and tools efficiently, and following correct usage practices.

Other Responsibilities

Comply with Greystar’s safety and risk‑management policies, attend routine safety meetings, complete required OSHA and other safety training, and report accidents and incidents promptly.

Inspect contractor and vendor work to verify compliance with quality standards, scope, and specifications, when required.

Assist in routine and periodic property inspections to identify safety risks, maintain property condition, and communicate concerns to management.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions.

Push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance.

Occasional travel to other properties, training, or meetings may be required.

Work a flexible schedule, including evenings, weekends, and holidays, as well as on‑call duties.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (applicable to Certified Service Technicians).

All certifications required by State and Local jurisdictions (applicable to all Service Technicians).

Valid driver’s license to operate a golf cart on property, if applicable.

Compensation
Pay range: $24.00 – $26.00 per hour (Dana Point, CA).
