Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property’s cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with the company’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Preferred Experience

Minimum of 1 year experience with affordable housing programs, including LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA - Rural Development (515), HCD, HOME Funds and Bonds)

Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations preferred but not required.

Essential Duties & Responsibilities
Financial Management

Responsible for posting all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.

Process and reconcile daily all account receivables.

Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.

Help the property meet budgeted revenues and expenses, and Net Operating Income.

Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.

Perform all end‑of‑the‑month closing procedures and reporting.

Maintain accurate and organized records; audit resident files to ensure accuracy.

Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

Regular/daily onsite attendance required.

Screen, hire, train, coach, and develop onsite staff using company directives.

Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks.

Promote harmony and quality job performance through support and effective leadership.

Ensure staff compliance with company policies and procedures.

Leasing management: ensure effective leasing techniques, closure, follow‑up, lease documentation, and accurate reporting.

Implement marketing strategies and systems from the annual marketing plan.

Handle resident complaints, concerns, and requests to ensure satisfaction.

Develop and implement resident retention programs (e.g., resident functions, promotions, newsletter).

Effectively show, lease, and move in prospective residents.

Administrative Management

Manage customer service and monitor maintenance service request turnaround and responsiveness.

Maintain property appearance and ensure repairs are completed in a timely manner through regular inspections.

Assist in supervision of all business functions related to operations.

Plan and utilize property resources, equipment, and supplies economically (obtain bids, price from vendors, contractors; manage service issues).

Education & Experience

High School Diploma or Equivalent; Bachelor’s degree preferred, or 2 years experience in the housing industry; or 1–2 years related experience and/or training; or equivalent combination of education and experience.

Basic computer skills and ability to use onsite software functions.

Understanding of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular standing or sitting for prolonged periods; repeat motions with wrists, hands, fingers; accurate, neat work.

Frequent movement between work areas; occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools; move objects up to 25 lbs.; operate machinery, power tools, motor vehicles or golf carts; work in confined spaces, overhead positions, outside in precipitation or wind; work on flat or uneven terrain at high or low temperatures; work overtime, weekends, night hours (emergencies).

Salary Range
Salary: $22 per hour to $22 per hour.
