Job Description Summary
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

Assist and complete work orders generated from resident requests for service, and routine upkeep of the community by diagnosing the source or cause of defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Oversee and complete the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors as needed, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.

Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to ensure they reflect the high quality of the community and Greystar standards.

Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.

Periodically inspect work performed by contractors, vendors and other service providers to verify that the work, materials and services meet quality standards, scope and specifications as required.

Maintain an adequate inventory of spare parts and maintenance materials and work with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines.

Complete monthly preventative maintenance procedures outlined in the Policy and Procedure Manual.

Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.

Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and practicing proper use of tools and equipment.

Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on all OSHA and other safety‑related laws and requirements to ensure community compliance.

Demonstrate customer service skills by treating residents and others with respect, answering questions from teammates and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.

Basic Knowledge & Qualifications

High school diploma, GED, or related experience and training.

Experience in property management maintenance, building maintenance, or related trade.

Must provide own hand tools unless prohibited by state law and must be knowledgeable and skilled in safe use and maintenance of hand tools, power tools, assist‑moved aids, mechanical equipment and measuring devices.

Ability to apply logical thinking to define and correct problems.

Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, teammates and external visitors.

Ability to read, write, and communicate effectively to represent company management in support capacity, act as the first point of contact for internal team members and external visitors, and answer questions related to department operating policies.

Proficiency with internet, word processing, spreadsheet, and database management programs to maintain records of information; property management system experience preferred.

Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in reviewing and completing various financial, administrative, and legal documents.

Specialized Skills

Must have EPA certifications Type I and II or Universal if position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc.

Must hold all certifications as required by state and local jurisdictions.

Must have a valid driver’s license to operate a golf cart on the property, if applicable.

Travel / Physical Demands

Must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Must be able to push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and up to fifty (50) pounds with assistance.

Local routine travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of daily responsibilities.

Must be able to work a flexible schedule, including on‑call duties during evenings, weekends, and holidays.

Additional Compensation

Corporate Positions: In addition to the base salary, may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions: In addition to the base salary, may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
