Job Responsibilities

Lead all sales and leasing activities to achieve occupancy and revenue goals.

Greet and qualify prospects, conduct property tours, show apartments, and process applications.

Maintain applicant records, conduct credit screening, perform criminal background checks, and prepare leases and move‑in packages.

Ensure smooth resident move‑in and lease signing processes.

Collect and record pertinent information from prospective residents at move‑in.

Stay informed about market and competitor conditions; collaborate with teams and leadership to adjust marketing plans.

Create and execute marketing activities and events to generate traffic to the property.

Track apartment availability, record traffic and leasing activities, and analyze data using the on‑site property‑management software.

Maintain show‑unit quality, communicate maintenance needs, merchandising, and prepare the leasing office for daily leasing activities.

Follow‑up with prospects and new residents within 24 hours; send e‑mail, thank‑you notes, and cards.

Execute actions to support the lease renewal program, preparing renewal letters and packages for residents.

Respond promptly to resident and client/owner concerns and questions, solving problems or escalating as required.

Demonstrate strong customer‑service skills; treat residents, prospects, and guests with respect.

Attend community and networking events, and participate in outreach marketing efforts.

Lead and participate in projects aimed at driving sales performance and improving leasing strategies across markets.

Complete financial, administrative, and other reports and analysis; perform other duties as assigned.

Assist Lifestyle Coordinator with event setup as needed to improve sales and renewal efforts.

Basic Knowledge & Qualifications

High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

2–4 years of relevant experience in sales, marketing, internet, and customer service.

Active RISE Mentor with demonstrated leadership and mentorship capabilities.

Strong written and verbal communication skills for legal documents and sales presentations.

Mathematical skills necessary to process sales conversions.

Ability to generate sales leads, conduct sales presentations, qualify prospects, and close sales.

Ability to analyze market trends and use data‑driven insights to inform strategic decisions across diverse markets.

Specialized Skills

Valid driver’s license. Incumbents must have all required licenses and certifications.

Proficiency with technology, including CRM systems, virtual‑tour platforms, social‑media platforms, and standard business software.

Fluency in using the internet for marketing, advertising, and sales‑related tasks.

Ability to adapt sales messages to specific markets and audiences.

Travel / Physical Demands

Office‑based work with frequent exposure to outside elements.

Ability to access all exterior and interior parts of the property.

Capacity to lift up to 25 pounds independently and 50 pounds with assistance.

May require routine local travel for business meetings, market research, or other tasks.

Flexible schedule including evenings, weekends, and/or holidays.

Compensation & Benefits
Hourly range: $26.00 – $28.00, plus a competitive bonus structure. A $2,500 sign‑on bonus is offered.
