This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
Complete assigned work orders from resident requests and preventive maintenance by diagnosing, repairing according to policies, procedures, safety standards, and code requirements.
Perform make‑ready process for vacant apartments: pre‑move‑out inspection, create punch list, schedule vendors, obtain supplies, complete tasks, inspect finished work.
Follow procedures for accessing materials, supplies, equipment, and tools; track inventory; return unused items; notify supervisor of re‑ordering needs.
Complete documentation and paperwork timely, accurately, and completely for service request tracking.
Assist in maintaining grounds, common areas, and amenities: pick up trash, pressure‑wash breezeways and pool areas, perform general cleaning, paint curbs and signage as needed.
Support cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding waste, and using tools and equipment correctly.
Other Responsibilities
Comply with safety and risk‑management policies by attending property routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and service providers to verify quality, scope, and specifications.
Service Technician Duties
Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep property in good repair, and communicate concerns to management.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders; reach, carry objects, crawl in confined areas.
Operate inside and outside in all weather conditions.
Push, pull, lift, carry weights up to 25 pounds independently and 50 pounds with assistance.
May travel for training, meetings, or assistance at other properties.
Work flexible schedule, including call during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA Type 1 and II or Universal certification for refrigerant recycling (for Certified Service Technicians).
All certifications required by State and Local jurisdictions (for all Service Technicians).
Valid driver’s license to operate a golf cart on property if applicable.
Hourly Range:
$21.00 – $23.00
Additional Compensation
Corporate positions: eligible for quarterly or annual bonus program based on individual and company performance.
On‑site property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
