Maintenance Technician – Sunstone Apartments, Greystar
Location: San Antonio, Texas • Type: Full Time • Posted: 25-Apr-26 • Salary: $18.00 - $21.00 per hour
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company's standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities
Complete assigned work orders generated from resident requests for service, including preventative maintenance, diagnosing defects, and performing repairs according to company policies, safety standards, and code requirements.
Complete the make‑ready process to prepare vacant apartment homes for leasing, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, maintenance task completion, and final inspection.
Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items, track inventory usage, return unused items, and notify the supervisor about re‑ordering needs.
Complete documentation and paperwork promptly and accurately to ensure service requests are properly recorded and tracked.
Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense‑control programs by fixing instead of replacing parts where possible, avoiding wasteful use of materials, and practicing correct tool and equipment usage.
Other Responsibilities
Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and promptly reporting accidents and incidents.
Periodically inspect work performed by contractors and vendors to verify that work, materials, and services meet quality standards and specifications.
Service Technician Duties
Assist in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in repair, and communicate physical needs to management.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Travel occasionally to other properties for training, business meetings, or support as needed.
Work a flexible schedule, including calls during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
All certifications required by State and Local jurisdictions (applies to all Service Technicians).
Valid driver’s license to operate a golf cart on property if applicable.
Compensation and Additional Compensation
Hourly rate $18.00 – $21.00. Additional compensation may include quarterly or annual bonuses for corporate positions and weekly, monthly, or quarterly bonuses for onsite property positions.
