
Division Controller

The Division Controller is responsible for financial leadership, oversight, and project accounting for a defined construction division based in Livingston, NJ. This role partners closely with Divisional Leadership, Operations, and Project Management to ensure accurate job costing, WIP reporting, forecasting, and financial controls across all active construction projects within the division.
This is a hands ‑ on leadership role for a high‑energy finance professional who can operate at both the strategic and transactional levels in a fast ‑ paced construction environment.
Key Responsibilities
Serve as the primary financial partner to Division Leadership, providing job ‑ level and divisional financial analysis and insights
Oversee and continuously improve construction project accounting processes, including job costing, WIP, and percent complete reporting
Act as a financial gatekeeper for the division, safeguarding company assets and ensuring compliance with corporate and construction specific financial controls
Set up, maintain, and monitor job budgets, cost codes, and billing schedules
Review and analyze job cost reports, WIP schedules, margin variances, and forecasts with Project Managers
Track and explain job profitability, under/over billings, committed costs, retainage, and projected margins
Support cash flow forecasting related to construction billings, collections, and payables
Oversee and support subcontractor billing, compliance, insurance, and lien requirements
Lead job specific audits, lender requests, and client financial confirmations
Prepare divisional and job level financial reporting packages for executive leadership
Provide day‑to‑day accounting and financial support to Project Managers and operations teams
Lead or support special projects related to systems enhancements, reporting, integrations, and process improvements
Qualifications
High School Diploma or GED required
Associate’s or Bachelor’s degree in Accounting, Finance, Construction Management, Business, or related field preferred (or equivalent construction experience)
Minimum 5 years of construction or project ‑ based accounting experience required
Experience with Viewpoint or similar construction accounting systems strongly preferred
Intermediate to advanced proficiency in Microsoft Office 365, particularly Excel
Self‑starter with strong attention to detail and ownership mindset
Working knowledge of construction contracts, billing, retainage, subcontractor compliance, and insurance requirements
Strong understanding of construction accounting, including WIP, job costing, percent complete, and revenue recognition
Proven experience partnering with Project Managers and Operations Leadership
Ability to translate financial results into clear, actionable insights for nonfinance leaders
Strong analytical, organizational, and problem‑solving skills in a project driven environment
Ability to manage multiple active construction projects and competing priorities
Strong written and verbal communication
Excellent time management and organizational skills
