Position Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize cash flow and financial position. In the absence of the Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. On-site, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Financial Management
Post all payments and income from applicants and residents accurately and timely.
Process and reconcile daily accounts receivable.
Monitor and follow up on bad debt, including late notices, resident/guarantor contact, and evictions as needed.
Help the property meet budgeted revenues, expenses, and Net Operating Income.
Post charges to resident and non-resident accounts; include bill-backs of utilities where applicable.
Perform end-of-month closing procedures and reporting.
Maintain accurate, organized records; audit resident files for accuracy.
Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
Regular/daily on-site attendance is required.
Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives.
Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality performance through support and effective leadership.
Ensure staff compliance with Company policies and procedures.
Support strategic leasing management and effective leasing techniques, including documentation and reporting accuracy.
Implement marketing strategies and systems from the annual marketing plan.
Address resident complaints, concerns, and requests to ensure satisfaction.
Develop and implement resident retention programs (e.g., events, promotions, newsletters).
Show, lease, and move-in prospective residents effectively.
Administrative Management
Provide excellent customer service and monitor service request turnaround and maintenance responsiveness.
Maintain property appearance and ensure timely repairs; conduct regular property inspections.
Assist with supervision of all business functions related to operations.
Plan and utilize property resources, equipment, and supplies efficiently (e.g., bidding from vendors, managing service issues).
Education/Experience High School Diploma or equivalent; Bachelor’s degree preferred or two years in housing, or one to two years related experience; or equivalent combination of education and experience.
Ability to understand and perform onsite software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements Position may require standing, walking, and occasional lifting; regular communication with others; ability to work in various environments and conditions; willingness to work overtime, weekends, and during emergencies as needed.
Compensation & Benefits At Asset Living, compensation decisions consider skill set, background, certifications, and related experience. Full-time employees receive paid sick days and company holidays.
Salary Range : $27 per hour to $29 per hour
