Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
Complete assigned work orders from resident requests and preventative maintenance by diagnosing causes and making repairs per policies, procedures, safety standards, and code requirements.
Perform the make‑ready process to prepare vacant apartments for leasing and new move‑ins including pre‑move‑out inspection, punching a list of needed maintenance, scheduling vendors, obtaining supplies, completing all tasks, and inspecting finished work.
Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, track inventory, return unused items, and notify the supervisor about reorder needs.
Complete documentation and other paperwork promptly and accurately so service requests can be appropriately tracked.
Assist with grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste of materials, and using tools and equipment correctly.
Other Responsibilities
Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications.
Service Technician
Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside or outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance.
Rare or regular travel may be required to assist other properties or attend training or meetings.
Work a flexible schedule, including evening, weekend, and holiday call periods.
Required Licenses or Certifications
EPA Type 1 and II or Universal refrigerant recycling certifications (applies to Certified Service Technicians).
All certifications required by state and local jurisdictions (applies to all Service Technicians).
Valid driver’s license to operate a golf cart on property, when applicable.
Compensation
Hourly pay range: $24.00–$26.00 per hour (Los Angeles, CA). Factors such as business requirements, prior experience, skills, and geography may affect the final pay within this range.
