
Senior Maintenance Technician – Residential Portfolio

Smartland owns and operates 1,400+ rental units across Northeast Ohio, and we’re hiring a Senior Maintenance Technician to help maintain our apartment communities and single-family homes at a high standard.
This role is ideal for a skilled, dependable technician who can work independently, troubleshoot efficiently, and support a high-performing maintenance team.
You’ll work across multiple properties, completing repairs, managing unit turns, and ensuring residents feel safe, comfortable, and well cared for.
Schedule
Full-time, Monday–Friday
Rotating on-call evenings and weekends for urgent or emergency repairs
Travel between assigned properties within Northeast Ohio
Company vehicle provided for work-related travel
What You’ll Do
Perform routine inspections, preventive maintenance, and safety checks
Diagnose and repair plumbing, electrical, HVAC, carpentry, and appliance issues
Troubleshoot problems and determine effective, long-term repair solutions
Complete unit turns efficiently, meeting Smartland quality and timeline standards
Ensure units are move-in ready prior to resident occupancy
Complete and update work orders using company systems (AppFolio mobile app)
Document work with notes, photos, parts used, and repair status
Respond to urgent maintenance requests and participate in on-call rotation
Maintain exterior areas including grounds, walkways, gutters, and safety hazards
Coordinate with vendors as needed and verify quality of completed work
Support junior maintenance staff with guidance and hands-on assistance
Follow OSHA safety standards and promote safe work practices
Communicate professionally with residents, leasing staff, and property managers
What You Bring
3+ years of residential or multifamily maintenance experience
Strong skills in HVAC, plumbing, electrical, carpentry, and appliance repair
Experience with exterior maintenance (grounds, concrete, roofing, siding) is a plus
Proven ability to troubleshoot and complete repairs independently
Valid driver’s license with a clean driving record
Reliable transportation and your own basic tools (company provides specialty tools)
Ability to lift 75 lbs, climb ladders, and work in tight spaces or outdoor conditions
Strong time management and prioritization skills
Knowledge of OSHA standards and maintenance safety practices
Comfortable using mobile apps, work order software, and digital communication tools
AppFolio experience or willingness to use AppFolio mobile app (required)
