Job Description Summary:

This position performs technical and mechanical work that ensures buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Complete assigned work orders and preventive maintenance tasks by diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.

Execute the make‑ready process for vacant apartment homes, including pre‑move‑out inspections, punch list creation, vendor and contractor coordination, supply procurement, and final inspections.

Access and secure materials, supplies, equipment, and tools from the maintenance department, track inventory, return unused items, and alert supervisors to reorder needs.

Complete documentation and paperwork accurately and promptly to facilitate service request tracking.

Assist in maintaining grounds, common areas, and amenities: picking up trash, cleaning, pressure washing, and painting as needed.

Support cost‑cutting measures by repairing rather than replacing parts when possible and using tools and supplies efficiently.

Other Responsibilities

Comply with safety and risk‑management policies, attend property safety meetings, complete required OSHA and safety training, and report accidents or incidents promptly.

Inspect contractor and vendor work to verify compliance with quality standards, agreements, and specifications.

Assist in routine and periodic property inspections to identify safety concerns and maintain the property in good repair.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.

Possibility of occasional travel for training, meetings, or assistance at other properties.

Work flexible schedule, including calls, evenings, weekends, and holidays.

Required Licenses / Certifications

EPA Type 1 and II or Universal refrigerant recycling certification (for Certified Service Technicians).

All required State and Local certifications (for all Service Technicians).

Valid driver’s license to operate a golf cart on property, if applicable.

Compensation
Hourly range: $22 – $25.

Additional Compensation

Corporate positions: eligibility for quarterly or annual bonuses based on performance.

On‑site property positions: eligibility for weekly, monthly, and/or quarterly bonus programs.
