Position Summary
We are seeking a dedicated Community Manager for a 100+ unit senior and/or disabled adult community focused on affordable housing in Fort Collins, CO. The Community Manager will oversee daily operations, ensure compliance with Section 42 (IRS) and/or Project-Based Section 8 (HUD) regulations, and promote a positive resident environment. Responsibilities
- Compliance Management: Ensure adherence to Section 42 (IRS) and/or Project-Based Section 8 (HUD) regulations, including recertifications, income verification, and lease compliance.
- Financial Oversight: Manage rent collection, budgeting, and expenses to sustain community financial health.
- Resident Relations: Build positive relationships through effective communication, conflict resolution, and community engagement.
- Property Maintenance: Oversee maintenance to ensure timely repairs, preventative measures, and safety standards.
- Leasing and Occupancy: Handle leasing activities, marketing, tours, and application processing.
- Reporting and Documentation: Keep accurate records related to compliance, resident files, and property maintenance.
- Team Leadership: Supervise onsite staff to ensure efficient operations and quality service.
Qualifications and Skills
- Experience: At least 4 years in property management, with 2+ years as a Community/Property Manager focusing on affordable housing and familiarity with Section 42 and/or HUD programs.
- Knowledge: Strong understanding of Fair Housing, tax credit, and HUD compliance.
- Resident Interaction: Proven ability to communicate effectively with diverse residents.
- Customer Service: Experience in customer service roles within property management or hospitality.
- Background Check: Successful completion of background and drug screenings.
Preferred Qualifications
- Certifications such as CAM or TCS are advantageous.
