Description
As the FlexOps Community Manager, you are a team builder and leader who provides support, mentorship, and direction to ensure high Employee and Resident Engagement.
You are responsible for meeting the Owner’s asset performance expectations across communities in Southern California (Los Angeles, Woodland Hills, Pacific Palisades, Ventura, Canyon Country, and the Inland Empire). Your goals include revenue growth, occupancy, and reputation management, achieved by leading your team to create the best living experience for residents and team members. You embody the GHP Culture and serve as its ambassador within your community.
Reports to: Regional Sales Manager
How You Will Contribute
Customer Experience and Leadership:
- Set service excellence standards and inspire your team to achieve them.
- Oversee daily operations including financials, sales, marketing, maintenance, and resident engagement.
- Maintain open communication through daily huddles and regular meetings.
- Manage move-in/move-out processes and resident relations.
- Uphold company values, policies, and initiatives.
- Train and develop team members.
- Handle resident requests and concerns efficiently.
- Identify challenges early and develop corrective strategies.
- Empower employees to resolve issues and improve processes.
- Hire, train, coach, and provide feedback to your team.
- Enhance employee satisfaction and foster a positive team culture.
Sales and Marketing:
- Monitor rental activity, traffic, move-ins/outs, and closing ratios to meet financial goals.
- Stay informed on market trends and adjust leasing strategies accordingly.
- Manage marketing within budget to maintain and exceed occupancy targets.
- Oversee reputation management across social platforms.
- Develop resident retention programs and organize community events.
- Create outreach strategies to generate local leads.
Financial Performance:
- Oversee revenue growth, expense control, and income maximization.
- Manage rent collections and delinquency to reduce evictions.
- Ensure compliance with notices and Fair Housing laws.
- Monitor community performance and develop action plans for improvement.
- Assist in budgeting and financial reporting.
- Manage accounts payable/receivable and collaborate with finance teams.
Operations:
- Conduct regular property inspections for compliance and quality standards.
- Ensure proper resident qualification and screening processes.
- Approve lease agreements and escalate issues when necessary.
- Train staff on Fair Housing and OSHA standards.
- Manage performance of low-performing communities.
Core Competencies:
- Customer-Centric, Leadership, Analytical thinking, Business and Financial acumen, Communication, Conflict Resolution, Organization, Discretion and Judgment.
Professional Requirements:
- At least 5 years managing large residential communities, with specific experience managing 500+ units.
- 2+ years experience with financial budgeting.
- Proficiency with property management software (e.g., Yardi), MS Office.
- Associate's Degree in Business or related field; ARM or CPM certification preferred. Bachelor's degree is a plus.
- Experience managing teams of 16+ members.
- Strong knowledge of Fair Housing laws.
Physical and Mental Requirements:
- Regular attendance, physical mobility, and ability to operate office equipment.
- Ability to handle physical tasks and outdoor conditions.
- Strong reading, writing, math, and communication skills.
- Attention to detail and ability to handle complex issues.
Eligibility:
- Unrestricted work authorization in the U.S.
- Willingness to undergo background checks.
Salary Range: $75,000-$85,000 annually, D.O.E.
